Middlefield Records Five Deeds in Late Summer, Two Sales Top $100,000
Five property deeds were recorded in Middlefield between July 24 and Aug. 22, but only two disclosed a sale price: $39,750 for 85 Chipman Road and $105,000 for 188 East River Road, the period's top sale. The median of the two disclosed prices was $72,375. The remaining three deeds, at 30 River Road, 176 Chipman Road and 9 Alderman Road, listed no consideration amount; they included an estate tax affidavit, a homestead declaration and a transfer to the town of Middlefield. Chipman Road was the only street with more than one recorded deed. With price data limited to two of five transactions, the dataset does not support broader conclusions about market conditions this period.
